Madison Hawk, a national real estate firm and industry leader specializing in structured accelerated sales, will conduct a sealed bid auction for the Riverview Corporate Campus located at 48 Monroe Turnpike in Trumbull.

The auction will include the sale of the two-story, 252,948 square-foot building and the prime 17.67 acres where it sits. The property was strategically constructed for conversion to multi-tenant use and has flexible B-C zoning, which will allow for repositioning into alternative uses.

The corporate center has undergone a full modernization with new common areas, lobby, bathrooms, elevators, and an upgrade and/or replacement of the HVAC units and is outfitted with full service cafeteria, fitness center with locker rooms and 15,000 square-feet of data center equipped with three 500-kilowatt backup generators. There is also over 1,230 parking spaces, primarily covered under the building and in the parking structure.

The sealed bid deadline for the real estate auction is Tuesday, Dec. 8.

“Lying in the heart of a strong suburban commercial market, this high quality building and pristine property offer an excellent investment and redevelopment opportunity,” said Jeff Hubbard, President of Madison Hawk. “The site’s zoning offers the flexibility for a variety of potential uses, from a multi-tenant office campus, health-care facility, retail complex or hotel, additional uses incorporating residential or multifamily may also be considered with the appropriate approvals.”

Situated at the intersection of Routes 25 and 111 in eastern Fairfield County, the property is easily accessible from the Merritt Parkway, Route 8 and Interstate 95; and it’s just miles from neighboring Stratford, Fairfield and Bridgeport.

“48 Monroe Turnpike is one of the few large-scale office properties available for sale in the eastern and central Fairfield County submarket,” Hubbard said. “The building is less than 70 miles from Manhattan and provides a highly-visible and well trafficked location that’s convenient for the area’s working public. This auction is one of the most attractive commercial purchasing opportunities in this area in recent years.”

On-site inspections will be available on Thursday, Nov. 12 and Thursday, Nov. 19, as well as Tuesday, Nov. 24 and Wednesday, Dec. 2 by appointment at 11 a.m.  Sealed bids should be sent to the New York City offices of Madison Hawk Partners, LLC, 575 Lexington Avenue, Suite 4017, New York, NY 10022.
